Clocktower Residences in Highlands Ranch soon to have first closing

Thank you for your continued interest in the Clocktower Community in Highlands Ranch.  Since my last blog there have been many key events that have taken place and many in just the last couple of weeks.

The community was re-plated with Douglas County. The replat allows for the townhomes to be classified as townhomes with a lot designation. The plat was officially recorded with Douglas County on June 4th. Once the plat was recorded, they were able to have the HOA Docs and Bylaws officially recorded, as well. They are also in the process of working to get FHA/VA financing approval for the community, as this will help with sales.

Landscaping has been installed in front of the first building and landscaping will continue as the buildings are completed.  There were several large mounds of dirt throughout the community that have been getting hauled away to make room for our future condo buildings.  Free dirt? Probably not.

 Townhome Update

They are set to close their first couple of townhomes in building 19 later this month.   They have 3 townhomes left in this building that are ready and available to close in June.  Call or email me for more details, as it is well advised to have buyer broker representation.

Construction of building 17 started in late April. Building 17 is a six unit building that will have two models. They will have a Sundial Right (3 bedroom) and an interior Hourglass (3 bedroom). With two of the remaining four sold they only have two available for purchase and are currently picking interior selections for those units and anticipate completion to be this fall.

Building 16 sold out quickly with only 1  interior Hourglass unit remaining. Construction will start later this summer.

They are accepting pre-sales on building 15 which will be a four unit building with two end units and two interior units.  This could be an opportune time to lock in a price now, and I anticipate this building to start late summer or early fall with completion and delivery next spring.

Condo Update

Condo plans are nearing completion and they anticipate having plans available near the end of June or early July with pricing and included features following.  The condo information has taken longer because the plans required some revisions as well as approval from Douglas County. Management is in the final stages of approval floorplans, pricing, included features as well as deciding when pre-sales will start and to which building will be built first.

A few quick facts about the Clocktower Residence Condos:

  1. Total number of Condos: 224
  2. Total number of Condo buildings: 6  (2 – 48 unit buildings, and 4 – 32 unit buildings)
  3. Price range: $160,000 and up
  4. Square footage range – 1 bedroom: Just under 700 square feet
  5. Square footage range – 2 bedrooms: 950 – to just under 1100 square feet
  6. Unit levels: 1 level living
  7. Building levels: 4 story building
  8. Elevator access: 1 elevator per building (access to all levels)
  9. Secured entry
  10. Parking: exterior spaces and underground parking (1 underground space assigned to two bedroom units with exterior parking for one bedroom units and guests)
  11. HOA Dues: TBD
