Highlands Ranch February 2010 market statistics
The mls statistics for highlands ranch home sales for February 2010 have been released and there are some positive news. Year to year from 2009, closed sales have increased over 50%, but average days on the market has gone up almost 20% to 97 days. The absortion rate has gone from 10 months of supply down to 6.1 months supply, an improvement of 40%. In real estate, less competition for sellers is better, but for buyers in certain price ranges it can get crazy, as this is reflected in the Gross Average Sold Price of $334,635. With the Home buyers tax credit, the sellers may get the “full asking price”, but pay $7500 in buyers closing costs. Is this really “full price offer”?
For condo sales in Highlands Ranch the number of closed has increased 22%, and the average days on the market has fallen 31% to 78 days. The absorption rate is around 7 months. The average sold price has dropped about 12% to $222,000.

Littleton February 2010 real estate market statistics
The mls statistics for Littleton home sales for February 2010 have been released and there are some positive news. Year to year from 2009, closed sales have increased over 20%, but average days on the market has gone up almost 35% to 137 days. The absortion rate has gone down from about 8 months of supply to under 6 months supply, an improvement of 25%. In real estate, less competition for sellers is better, but for buyers in certain price ranges it can get crazy.
For condos there has been a 16% drop in number of closed sales, average days on the market is about the same, and absorption rate has gone up over 25% to 10.9 months.

Clocktower Residence in Highlands Ranch, a Great Visual
Whenever a new community is designed, it is always tough to see how the finished project could look. Well for the Clocktower residence in Highlands Ranch Town Center, that has just rebegun by Cardell Homes, here is a visual look from May 14, 2008, showing daytime, wintertime and nighttime full animation concepts.

In Highlands Ranch, What happened at the Clocktower Residences???
The original Clocktower residences were under construction by Fairfield Homes, with a townhome building of 6 almost completed units and a foundation of 6 more units. They had plenty of construction fencing, dirt and weeds, and even more questions. It was unsightly, and did not fit in with Highlands Ranch community living. Like many builders, Fairfield Homes was caught building during our financial home market at the height of our building boom, and with a lack of sales, lost their entire subdivision back to the bank. Thats right, a bank foreclosure of an extreme magnitude.

But with a forward looking view to how great Highlands Ranch is as a community, Cardel Homes has just begun to finish the project with a generous mix of townhomes and condominium complex’s. Some condos will be in a 4 story building complete with elevators and underground parking.
Cardel Homes has been building for 35 years, starting out in Canada, and more importantly has already been building in Colorado, before they bought the land and structures at Clocktower, so they know what buyers are looking for and like in their communities.

Douglas County Sheriff’s Substation under construction in Highlands Ranch
The rare bird in commercial real estate has come back: the construction crane. Located near Highlands Ranch Town Center the new Sheriff’s Substation is currently under construction with the foundation having been poured near Zotos Drive and Highlands Ranch Parkway, just east of the RTD Park-N-Ride.
Ground breaking ceremony for the new substation was held on January 25th, and it is scheduled to be completed before the end of 2010. In case your GPS does not find Zotos Drive, this is the street named after former Douglas County Sheriff Steve Zotos, and is just west of Ridgeline Blvd..
With the location of this new substation, deputies, victims, and arrestees can attend to their business in Highlands Ranch, compared to driving all the way back to Castle Rock. This would mean the patrol deputies can be back on the streets faster, serving Highlands Ranch in a better capacity.

Highlands Ranch Shopping Center sells for $2,270,000.
The Province Center shopping center at 8808 S. Colorado Blvd has sold, and the buyer was Gateway Development Group, LLC, and PC3, LLC was the seller. The purchase price was $2,270,000, according to Douglas County real estate records. The shopping center opened in 2005, and with a new owner should tailor itself well for the neighboring homes, and they will probably improve the tenant mix.
